What do moisture meter readings on a wall actually mean?

A moisture meter is the fastest way to turn "this wall feels damp" into something you can act on — but the number on the screen is easy to misread. Here is what the readings mean, and just as important, what they don't.

Two kinds of meters

  • Pin meters push two small metal probes into the surface and measure electrical resistance between them. Wet material conducts better, so lower resistance reads as higher moisture. Pins leave two tiny holes, but they measure at a known depth and are harder to fool.
  • Pinless (capacitance) meters press flat against the wall and read a field that penetrates roughly half an inch to an inch (about 13–25 mm). No holes, fast scanning — but anything conductive in that zone, including metal corner bead, screws, wiring, or foil-faced insulation, can spike the reading.

Why the number is relative, not absolute

Most meters are calibrated for wood and display a "wood moisture equivalent." On gypsum drywall, plaster, or masonry, the displayed percentage is not a true moisture content of that material — it's a comparative index. That's why many meters have a "reference" or "relative" mode for non-wood materials.

The practical consequence: a single reading in the middle of a wall tells you very little. What matters is the difference between a suspect area and a known-dry area of the same material.

How to take readings that mean something

  • Establish a baseline. Read the same wall type in a part of the house with no history of problems — same drywall, same paint. That's your "dry" number for this meter, this material, this day.
  • Map, don't spot-check. Take readings in a grid around the suspect area — every foot or so, working outward and upward. Moisture from a plumbing leak typically reads wettest near the source and tapers; condensation-driven dampness tends to be broader and more uniform. Understanding which pattern you're seeing matters, because different moisture sources call for different fixes — the EPA's moisture control guidance is built around identifying the entry path before treating the symptom.
  • Retest over days, not minutes. A wall that reads elevated after a rainstorm but returns to baseline within a few days is drying; one that stays elevated has an ongoing source or is holding trapped moisture.
  • Cross-check high spots. Before concluding a hotspot is wet, check whether a screw line, corner bead, or foil facing could explain a pinless reading. Confirm with pins if you can accept two small holes.

What a meter can't tell you

A surface meter reads the first inch or so. It cannot see standing water at the bottom plate of a wall cavity, saturated insulation deep in the assembly, or moisture behind a vapor-retarding layer. Building-science guidance from the DOE Building America program treats walls as layered assemblies for exactly this reason — the wet layer is often not the one you can touch. If surface readings are normal but you have persistent staining, odor, or bubbling paint, the moisture may be deeper than the meter reaches, and a small inspection opening tells you more than a hundred scans.

University extension services also point out that many damp-wall symptoms — condensation, mildew at cold corners, peeling paint — trace back to indoor humidity rather than a leak at all; the University of Minnesota Extension guide is a good plain-language overview of those sources. If your grid of readings is uniformly slightly elevated across large areas of exterior wall in winter, think humidity and condensation before you think pipe.
